BUILDING DESIGN AND SPECIFICATIONS

Whether your building fits in Part 9 of the building code or you are working on a large scale project with an architect, we can help you with the design to create a modular building that is tailored specifically to your project goals and ultimate building uses.  We will work with you to create a well prepared building specification document that itemises your exact requirements. TENDERING AND PROCUREMENT

Utilizing the building specification document created in the Design and Specifications stage we will approach multiple manufacturers with your project information including:

 -Specifications for the building type and structure
– Layout plans and room data sheets
– Details of internal fixtures and fittings including mechanical & electrical specifications
– Project Health & Safety requirements
 – Contract documents including payment terms

We can work with you to match your specific critera (budget, location, building design and layout, building use) with the right modular building manufacturer who can offer the best solution for your project. Once we’ve found the right team for your job we can help you take your project to contract.

PERMITTING AND APPLICATIONS

Just like traditional construction, multi-unit modular projects must comply with local and provincial building regulations. We can help you navigate some of the differences and help you to work with the various authorities and/or energy efficiency program providers in the process. To this end we can assist with:

Planning applications
Building control applications
Energy modelling calculations
Air tightness tests
Energy performance certificates (EPC)

FINANCE

While you might be an experienced developer or landowner with a great banking relationship, utilizing prefab modular construction has a few differences when it comes to financing. 

We can either work with you and your existing fincance company to help you structure terms and security that are more appropriate to modular construction, or we can help introduce you to lenders that are already well versed in modular construction projects.
