Most of what we build is the Prestige Series: nine named homes, one considered specification, a fixed price and a fixed date. Commissions is the other thing we do, and we have been doing it for more than thirteen years, with more than a decade of custom modular work behind us. You don’t start from zero: the structural engineering, the building envelope, the interior and exterior detailing and the mechanical, electrical and plumbing systems are already resolved. Your architecture goes on top.

How it’s structured.

01 · Design Agreement
Fixed price.
Priced on scope, payable at commencement. This is where every Studio project begins.
02 · Production Agreement
Fixed price, staged.
Staged payments from execution through engineering, procurement, drywall and shipping.
03 · Construction Management
Cost-plus.
Site scope billed bi-weekly against a preliminary deposit. Full detail in the Founders’ Studio Guide.
Three ways to contract: full-service from design to keys; a collaborative build with your own general contractor; or owner-as-GC, where we deliver design and modules and you run the site. Every project runs on a shared project hub: agreements, financials, timelines, site information and photos, open to you at any time. Built to CSA A-277 under the BC Building Code, with a one-year factory warranty and optional 2-5-10 coverage.
