Maybe you’ve heard of it, and maybe you haven’t but every home in BC is required by law to be covered by a warranty that’s been called the 2-5-10 warranty, even prefab modular homes.

How does it work? Well really there are three elements to it that work like this:

1. The Starting Point
The starting point is that every home in British Columbia must be built in compliance with the BC Building Code and to the standards set out in BC Housing’s Residential Construction Performance Guide.

2. The 2 Part
Every detached home in BC must be warrantied for the first 12 months for any and all defects in materials and labour. Additionally those same homes must be warrantied for the first 24 months for all materials and labour related to delivery systems such as plumbing, electrical, heating and cooling, ventilation, etc.

3. The 5 Part
The next part of the warranty covers the first 5 years against any defects in the building envelope of your home including issues relating to water penetration.

4. The 10 Part
The last part of the warranty relates to structural issues related to your building including settling of the foundation or other structural issues. The warranty covers you for 10 years on that.

5. The Start Date
The start date for your home warranty on either a prefab modular home starts to run from the date of first occupancy or when the occupancy permit is issued, whichever comes first.

6. Exclusions
There are also some exclusions to coverage which can include: landscaping; non-residential detached structures (however, parking structures, recreational and amenity facilities in multi-unit buildings are covered); commercial use areas; roads, curbs and lanes (however, driveways are covered); site grading and surface drainage; the operation of municipal services; septic tanks and fields; and water quality and quantity. 

Defect related exclusions can include: normal wear and tear; normal shrinkage of materials from construction; use of new home for non-residential purposes; materials, labour and design supplied by the owner; damage caused by anyone other than the residential builder; damage caused by insects or rodents; failure of an owner to prevent or minimize damage and acts of nature and owner work or improvements can also be excluded.
